What I check before you write an offer
HOA reserve health first — is the building funding its reserves properly, or deferring maintenance that becomes your problem later? Second, any pending or recently passed special assessments; post-Surfside, Florida buildings are facing more of these, not fewer. Third, the building's actual rental policy: nightly minimum, weekly minimum, or 30-day minimum, and whether that's changed recently.
Insurance is the number that surprises people
Gulf-front and beachfront buildings have seen insurance costs rise sharply over the past few years. That cost flows through HOA dues, and it changes the real math on a rental property meaningfully. I get the current dues and any known upcoming increases before you get attached to a unit.
Where the good deals actually are
Well-reserved, well-managed buildings with a rental-friendly HOA and a track record of strong occupancy are the ones that perform. I know which buildings in Destin fit that description and which ones I'd steer a client away from, because I've seen the financials, not just the listing photos.
