Buying & Investing

Is 30A a good investment?

Often, yes — but it depends heavily on the specific property, street and rental restrictions, not just the zip code. Scenic 30A has held value better than most of the Gulf Coast over the last decade because supply is capped by geography: there is no more oceanfront being built. The properties that perform best are walkable to the beach, in a rental-friendly HOA, and bought with realistic occupancy numbers rather than a listing agent's best-case projection. I underwrite every investment property with real occupancy and expense data, not marketing math.

What is the average rental income on 30A?

It varies enormously by area and property type. A 2-bedroom condo in Seagrove Beach earns very differently than a 4-bedroom home in Rosemary Beach or a townhome in Blue Mountain Beach. As a rough range, well-located 30A vacation rentals often gross $40,000–$120,000+ a year before expenses, but management fees, HOA dues, insurance, utilities, cleaning turnover and owner-blocked weeks can take 35–50% of that. I ran a 200-property Destin vacation rental operation as broker of record, so I can walk you through real numbers for a specific property rather than a brochure estimate.

Is a condo in Destin a good investment?

Sometimes — and the building matters more than the unit. Before buying, I look at HOA reserve health, any pending special assessments, insurance costs (which have risen sharply on the Gulf Coast), and the building's actual rental policy. A condo in a well-reserved, rental-friendly building can be an excellent investment. The same unit in a building with a looming assessment or a rental cap can be a costly mistake. I pull the building's financials before you write an offer, not after.

How can I estimate rental income for an Emerald Coast vacation home?

Start with comparable properties actually renting in that specific building or street — not area-wide averages, which can be misleading. Then subtract realistic expenses: property management (typically 20–30% of gross), HOA dues, insurance, utilities, routine maintenance, and any weeks you plan to use it yourself. I provide a real income and expense projection built from actual rental history, not a generic calculator.

What areas of the Emerald Coast have the strongest rental demand?

Walkable beach access drives demand more than any other factor. Areas with consistently strong rental demand include Miramar Beach (close to Silver Sands and Sandestin's amenities), Seagrove Beach and Grayton Beach on 30A (walkable, less crowded than the town centers), and Gulf-front Destin condo buildings near Henderson Beach State Park. Demand also depends heavily on the specific building's reputation and review history, which I can pull for any property you're considering.

Understanding the Area

Is Destin considered part of 30A?

No — they're neighboring but distinct markets. Destin is its own city with its own harbor, shopping and identity, roughly 20–30 minutes west of the start of Scenic 30A. 30A is the coastal highway corridor running from Miramar Beach through Seaside, Grayton Beach, Rosemary Beach and Inlet Beach. People often use the names interchangeably when house-hunting online, but the price, architecture and buyer profile differ meaningfully between the two.

What is the difference between Destin and 30A?

Destin is more built-up, with a harbor, larger hotels, a wider range of price points, and generally easier year-round access to shopping and services. 30A is architecturally controlled, walkable, and built around small beach towns — it commands a premium for that character and for its more restricted supply. Investment buyers often start looking at both because the terms get used loosely online; the honest answer is they serve different lifestyles and different budgets.

What is the difference between Santa Rosa Beach and Miramar Beach?

Santa Rosa Beach is a large, mostly unincorporated area covering considerable ground both along the coast and well inland — a home can carry a Santa Rosa Beach address and sit several miles from the water. Miramar Beach sits directly between Destin and the start of 30A, and is generally more condo-dense with strong proximity to Sandestin's golf, dining and marina amenities. If you're searching by city name alone, you may be comparing two very different kinds of property.

What are the best locations for a luxury beachfront home along 30A?

Alys Beach and Rosemary Beach offer the most architectural control and the highest price points, with strict design guidelines that protect long-term value. Watercolor and Seaside carry strong brand recognition and rental demand. Grayton Beach remains the most understated and least developed stretch of 30A, appealing to buyers who want beachfront without the resort-town feel. The right answer depends on whether you're buying for personal use, rental income, or both.

Selling

Can I sell my house as-is in Destin?

Yes. An as-is sale means you're not obligated to make repairs the buyer requests after inspection, though it can affect your pool of buyers and the price. I'll walk your home, tell you honestly what condition issues will show up in an inspection, and give you a real comparison: what it would bring as-is today versus what a modest amount of prep work would likely add. No pressure either way — just the actual numbers.

What does it cost to sell a house in Destin, Florida?

In Florida, sellers customarily pay for the owner's title policy in most of this area and the documentary stamps on the deed, in addition to any agreed real estate commission. Closing costs for a seller typically run in the range of 6–10% of the sale price once commission is included, though this varies by transaction. I'll give you an exact net-proceeds estimate before you decide whether to list.

How do I know what my Emerald Coast home is worth right now?

I provide a free, no-obligation market analysis using live comparable sales in your specific neighborhood or building — not an automated online estimate, which can be off by a wide margin on coastal property. It takes about a day and comes with no obligation to list. Send me the address and I'll get started.
