And if you're weighing the Emerald Coast right now — whether you're relocating, buying a second home, or just tired of watching 30A prices outrun your budget — their decision is worth understanding. Here's why Freeport keeps showing up in my buyers' searches in 2026, backed by what the numbers actually say.
The Freeport Value Gap Is Bigger Than Most Buyers Realize
People assume moving inland saves you "some" money. The spread is much wider than that.
As of July 2026, the median home price in Freeport's 32439 ZIP code sits at roughly $392,000. Over the same period, the median sale price in Santa Rosa Beach is about $928,000.
That's not a modest discount. A buyer in Freeport is paying well under half the Santa Rosa Beach median — and the drive to the South Walton beaches is typically 20 to 30 minutes depending on where you land and what the bridge traffic is doing.
Freeport homes are also moving faster. Median days on market in 32439 is around 77 days, compared with roughly 98 days in Santa Rosa Beach. When inventory turns quicker at a lower price point, that usually tells you demand is real and not speculative.
What You Actually Get in Owl's Head Farms
Owl's Head Farms is a D.R. Horton community in Freeport, and it fits a specific buyer profile well: someone who wants a new home with a warranty, modern layouts, and no immediate maintenance list.
The practical advantages I see buyers respond to:
- New construction, not a renovation project. New systems, new roof, builder warranty — a meaningfully different ownership experience than a 1990s coastal cottage that needs $80,000 of work.
- Lot sizes you can't get closer to the water. Room for a yard, a boat, a workshop. On 30A that footprint is often simply unavailable at any price.
- Lower carrying costs. Insurance and flood exposure generally price differently inland than they do on the coast. For year-round residents this can matter more than the purchase price.
- Real access to the beach. Close enough for a Saturday morning, far enough that you're not living inside peak-season tourist traffic.
Who Freeport Is Right For — and Who It Isn't
I'd rather tell you this plainly than sell you on a market that doesn't fit.
Freeport makes sense if you're a year-round resident, a relocating family, a remote worker, or a buyer who wants maximum square footage and land per dollar. It's also a reasonable entry point for someone who wants to own on the Emerald Coast now and move closer to the water later.
Freeport is probably not your market if your primary goal is short-term vacation rental income. That business is driven by walkability to the sand, and the nightly rate math on 30A and Destin works differently. If rental yield is the objective, we should be looking at the beach corridor and I'll tell you that straight.
Buying New Construction: Four Things to Know First
New construction is not the same transaction as a resale, and buyers get caught off guard every year.
- Bring your own representation to the first visit. The agent in the builder's model home works for the builder. Having your own broker costs you nothing on a new build and changes who is advocating for you.
- The base price is rarely the final price. Lot premiums, elevations, and design-center selections add up quickly. Get the full number in writing before you're emotionally committed.
- Builder incentives are often in financing, not price. Builders frequently protect the headline price and compete on rate buydowns or closing costs instead. Know which lever you're actually pulling.
- Get an independent inspection anyway. New does not mean flawless. An independent inspector before your warranty window closes is money well spent.
