When investors ask me whether a property is a good deal, my first question back is always: "Good by which measure?" Cap rate and cash-on-cash return are the two numbers that decide whether vacation rental investment properties on Scenic Highway 30A, in Destin FL, Santa Rosa Beach or Miramar Beach actually build wealth. In sixteen years selling investment property on the Emerald Coast, I've watched buyers fall in love with a gross rental number and overlook what it really returns. Here's how to tell the two metrics apart and use both.

What Cap Rate Tells You About a 30A Investment Property

Capitalization rate is net operating income (NOI) divided by purchase price. NOI is gross rental income minus operating costs: property management, cleaning, utilities, insurance, property taxes, HOA dues, the Florida and county tourist development taxes you collect and remit, maintenance, and reserves. Mortgage payments are not included.

Cap rate measures the property itself, as if you paid cash. That makes it the best way to compare a Gulf-view condo in Miramar Beach with a single-family cottage in Seagrove Beach on equal footing. Premium 30A communities usually trade at lower cap rates because buyers are also paying for 30A property appreciation and scarcity, while value markets like Okaloosa Island, Navarre FL or Panama City Beach often show higher cap rates and less appreciation history.

What Cash-on-Cash Return Tells You About Your Money

Cash-on-cash return is annual pre-tax cash flow (NOI minus your debt payments) divided by the cash you actually put in: down payment, closing costs, and any furnishing or renovation spend. It answers the question every investor really cares about: what is my cash earning this year?

Financing changes this number a lot. With today's investment property rates, leverage can push cash-on-cash below the cap rate, so a property that looks fine on a cap-rate basis can produce thin cash flow once the loan is added. Run both numbers before you write an offer.

A Simple Destin Rental Yield Example

Here's a hypothetical to show the math (not a quote on any listing):

  • Purchase price: $900,000
  • Gross rental income: $95,000
  • Operating expenses: $47,000
  • NOI: $48,000, which is a 5.3% cap rate
  • Cash invested (25% down plus closing and furnishing): $260,000
  • Annual debt service: $34,000, leaving $14,000 cash flow, which is a 5.4% cash-on-cash return

Now add principal paydown, appreciation, and the depreciation and cost segregation strategies available to second home investors in Florida, and the total return looks very different from cash flow alone. That's why I never judge a short-term rental ROI Destin FL deal on one metric.

Common Mistakes When Evaluating Gulf Coast Rental Returns

  • Using a projection instead of real history. Ask for 24 months of actual statements showing seasonal occupancy trends, not just a peak-season pro forma.
  • Underestimating expenses. Insurance, HOA special assessments and management fees can easily take 45–55% of gross on the Emerald Coast.
  • Ignoring rules. Short-term rental regulations in South Walton and individual HOA restrictions can limit what a property is allowed to earn.
  • Comparing different property types blindly. A condo's HOA covers costs a house owner pays separately, so compare NOI, not gross income.

Which Metric Should Guide Your Second Home Investment on 30A?

Use cap rate to shortlist properties and compare markets. Use cash-on-cash to decide how to finance and whether the deal fits your cash-flow goals. If your plan is long-term wealth building, weigh both against appreciation potential and tax benefits. A lower-cap Rosemary Beach or WaterColor home and a higher-cap Fort Walton Beach condo can both be the right call, depending on your strategy.
